We've tried to keep this short, readable, and free of the kind of legal language that makes your eyes glaze over. That said, please do read it — there's some important stuff in here and we'd hate for anything to come as a surprise.

Home Kitchen Cafe — The one everyone mentions first, and for good reason. Multiple-time winner of "Best New England Breakfast," which is a real award and one this place has genuinely earned. The menu is whimsical, the ingredients are local, and the blueberry pancakes will rearrange your expectations of what a pancake can be. Gets busy — plan accordingly or enjoy the wait.
Atlantic Baking Co. — Freshly baked everything, good coffee, the smell alone is worth the walk. If you're heading to the Breakwater early, stop here first.
Rockland Cafe — A proper Maine diner and proud of it. The Homemade Fishcake Benedict is made with fresh haddock and is the kind of thing you'll describe to people who weren't there. Cash only. Has been feeding locals and wanderers alike for decades without apology.
Archer's on the Pier — If you want breakfast with a harbor view, this is your spot. Waterfront seating, fresh seafood, and the kind of morning where you suddenly realize you've been sitting there for two hours.

Payment is due in full at the time of booking. Rates are based on double occupancy per night and are subject to Maine's 9% Lodging Tax. We accept all major credit cards.

We're a small operation, and last-minute cancellations hit differently at our scale than they do at a Marriott. We appreciate your understanding.
Cancellations made more than 14 days before arrival are subject to a $35 administrative fee per room. Cancellations within 14 days of arrival are non-refundable, for any reason — including weather, illness, or a change of heart.
Life happens, though, and that's exactly what travel insurance is for. We strongly encourage you to purchase travel protection at checkout through our booking partner, ResNexus. Their terms can be found at worryfreebookings.com/resnexus.html.

Check-in is between 4:00 and 7:00pm.
Check-out is by 11:00am.
Early arrivals and late check-outs can be purchased as an add-on when available. If you're running past 7:00pm for check-in, please give us a call so we're not wondering about you.

The Lindsey is a 100% smoke, vape, and flame-free property. That includes candles, e-cigarettes, and anything else that produces smoke or an open flame.
We say this with love and with full awareness of our building’s history, which lost an entire floor to fire in the 1920s. We'd very much like to keep what's left. Violations will result in a $500 cleaning surcharge. No exceptions.

We love animals. Truly. But unfortunately, pets and emotional support animals are not permitted at The Lindsey Hotel. Licensed Service Animals are always welcome. If you need a recommendation for a nearby kennel, we're happy to help. If having a pet-friendly room is important to you, we’d love to hear about it as we are considering making Room 9 pet-friendly but there are many considerations to weigh.

Item descriptionAll rooms accommodate a maximum of two guests, with the exception of Room Nine, which can host up to three. Children and infants count toward occupancy — they're people too. That said, if you're traveling with a little one who's still sleeping in your bed, we're completely fine with that. We did it that way for a good while ourselves. Just know that we don't have rollaway beds, pack-n-plays, or cribs on hand, so come prepared accordingly.

The Lindsey Hotel is a historic building, and like most things from 1839, it wasn't built with an elevator in mind. Our second and third floor rooms are accessed by staircase only. Room Nine is located on the first floor and can be accessed via ramp, making it our most accessible option.
If you have specific accessibility needs or questions, please call us at (207) 466-9015 before booking. We want to make sure we can actually set you up well before you make the trip.

Downtown Rockland is a charming place to walk around, which is good news because parking is limited. We offer one spot per room, free of charge, in a nearby lot. Subject to availability, we may also have a parking space available on site for a daily fee. If you have bags to drop at the hotel prior to parking, let us know and we’ll guide you to a close temporary space and help with your bags.

Item descriptiQuiet hours are 10:00pm to 6:30am. We're not strict about it, but our other guests will be grateful if you are. Please note that if you’re sensitive to noise, try and nab a room on the 3rd floor, or Room 9. Due to the building’s vintage and wood floors on level 3, our level 2 rooms can sometimes experience foot noise from the rooms above. If behavior becomes disruptive or unsafe, we reserve the right to end a stay without refund.on
-
We only come into your room upon request. For stays of four nights or more, we recommend a full-service clean be done after night three but we leave that to your discretion. If you need anything specific — more towels, fewer pillows, someone to just leave you alone, a hug — let us know.
-
There is alcohol accessible on our property. Guests must be 21 or older to consume alcohol on property. If anyone in your party is younger than 21, it is your responsibility to ensure they do not consume alcohol. If you are over 21 and plan to consume alcohol, we trust you know your limits. Please be considerate of the folks around you.If behavior becomes disruptive or unsafe, we reserve the right to end a stay without refund.
-
Accidents happen, we get it. Your payment method will be kept on file to cover any incidentals, and we reserve the right to charge replacement cost, including labor, for missing items, excessive soiling (we said it), or damage beyond normal wear and tear. We'll always be upfront with you about it, but please note that most of these items are discovered after guests check out and have already left the property.
-
We are not responsible for lost, stolen, or damaged personal items. Please use common sense with valuables.
-
The safety and comfort of all our guests is the priority. Open carry of firearms is not permitted on property. If you are legally traveling with a firearm, it must be stored securely in a locked, hard-sided container in your room or vehicle when not in use. This policy applies to all guests except on-duty law enforcement and military personnel.
